There are no monthly repayments. Interest rolls up over the years and is settled only when the home is eventually sold, usually by your heirs from the sale proceeds. Because repayment can never exceed the value of the home, your heirs will never face a debt they can't cover. That's the no-negative-equity guarantee, written into Spanish law.
You remain the registered owner throughout. The lender registers a charge, exactly like an ordinary mortgage, and your right to live in the home is protected for life. It is a regulated product in Spain, recognised in the mortgage law (Ley 5/2019) and supervised by the Bank of Spain, and independent advice from someone like us is mandatory before you sign anything.
