Once you are ready, the paperwork is signed before a Spanish notary and the money arrives. Life carries on as normal, in your own home.


Eligibility

Who this is for

We work only with over-65s who are permanent residents in Spain and own their main home outright, or nearly. That focus is deliberate: it means every question you have is one we have answered a hundred times.

Aged 65 or over

The minimum age for a regulated lifetime mortgage in Spain is 65. Both spouses, if married, must meet the age requirement.

Permanent resident in Spain

You live in Spain as your main home and are registered as a permanent resident. The property must be your primary residence.

Own your main home outright or nearly

You own your home with no mortgage, or only a small one that can be cleared from the amount released. The property must be in Spain.

How long does the whole process take?

From first consultation to funds released is typically six to eight weeks. The valuation and notary appointment are the two fixed points; everything else moves at your pace. We never rush a decision.

Will I need to involve my family?

Not legally. The decision is yours alone. But we always encourage you to involve your heirs if you can, and we are happy to sit down with the whole family to explain the numbers. Many clients find it reassuring.

What if my circumstances change? Can I move or repay early?

Yes. Most plans allow early repayment, and the plan can usually transfer to a new property of equal value, subject to the lender's approval. We talk through every flexibility before you sign.
