Aged 65 or over

The minimum age for a Spanish lifetime mortgage is 65. There is no upper age limit. We've helped clients well into their nineties.

Permanent resident in Spain

You live in Spain as your main home and are registered as a permanent resident. This is a product designed for people rooted here.

Own your main home outright or nearly

Your main residence is owned outright, or has only a small remaining mortgage. The value of that home is what makes the plan possible.

Three things people ask first

Will I still own my home?

Yes. You remain the registered owner for as long as you live there. The lender registers a charge, exactly like a normal mortgage, nothing more. You keep the right to live in your home for life.

What happens to my children's inheritance?

The no-negative-equity guarantee means your heirs will never owe more than the home is worth. Whatever is left after the loan and interest are repaid, from the sale proceeds, belongs to them entirely.

How long does the whole process take?

Typically six to eight weeks from the first consultation to funds being released. Most of that time is the independent valuation and the notary's paperwork. Nothing is rushed, and nothing is signed until every number makes sense to you.
