Questions

The five things everyone asks

Will I still own my home?

Yes. You remain the registered owner for as long as you live there. The lender registers a charge, exactly like a normal mortgage, nothing more.

Do I make monthly repayments?

No. Interest rolls up over the years and is settled when the home is eventually sold, usually by your heirs, from the sale proceeds.

What happens to my children's inheritance?

The no-negative-equity guarantee means your heirs will never owe more than the home is worth. Whatever is left after repayment is theirs.

Am I eligible?

If you're 65 or over, a permanent resident in Spain, and own your main home outright or with only a small mortgage, the answer is very likely yes.

Can I move house later?

In most cases, yes. The plan can transfer to a new property of equal value, subject to the lender's approval at the time.

Lifetime mortgages are a regulated product in Spain, recognised in the mortgage law (Ley 5/2019) and supervised by the Bank of Spain. Three things the regulation guarantees:
